Land Pocket Listings is a private membership platform that shares off-market land opportunities submitted by property owners or deal holders who have expressed openness to selling.

We provide access and introductions only. We are not a marketplace, broker, agent, or advisor.

What We Do (and Don’t Do)

• We share property information privately with members

• We facilitate introductions between interested buyers and sellers

• We do not represent either party

• We do not negotiate, price, advise, or participate in transactions

• We do not guarantee outcomes, pricing, or deal quality

All decisions, communications, and transactions occur directly between buyers and sellers.

Member Responsibilities

By using the Platform, you agree that:

• You will conduct your own due diligence

• You understand that properties are not vetted, appraised, or verified

• You assume full responsibility for any transaction you pursue

• You will act professionally and in good faith when contacting sellers

No Investment Advice

Nothing on this Platform constitutes investment, legal, tax, or financial advice. You should consult your own professionals before entering any transaction.

Limitation of Liability

Land Pocket Listings is not liable for:

• Financial loss or missed opportunities

• Misrepresentations by sellers or buyers

• Failed negotiations or transactions

• Property condition, title issues, zoning, or access

Use of the Platform is at your own risk.

Termination

We reserve the right to suspend or terminate access for misuse, abuse, or behavior that compromises the integrity of the Platform..
