By accessing or using Land Pocket Listings (“the Platform”), you agree to the following terms.

1. Nature of the Service

Land Pocket Listings provides private access to off-market land opportunities and facilitates introductions between buyers and property owners.

We are not a broker, agent, advisor, or intermediary. We do not list property, negotiate transactions, set pricing, or participate in closings.

2. No Brokerage or Advisory Relationship

Use of the Platform does not create a brokerage, agency, fiduciary, or advisory relationship between you and Land Pocket Listings.

All decisions, negotiations, and transactions are conducted independently by buyers and sellers.

3. No Guarantees

Land Pocket Listings does not guarantee:

availability of properties
deal frequency
pricing accuracy
outcomes or results

All opportunities are shared as-is, based on information provided by the submitting party.

4. Due Diligence Responsibility

Users are solely responsible for conducting their own due diligence, including but not limited to zoning, access, utilities, title, buildability, pricing, and suitability for intended use.

Land Pocket Listings does not verify property information and makes no representations regarding accuracy or completeness.

5. Transactions

Any transaction that occurs is strictly between the buyer and seller.

We do not participate in negotiations, contracts, escrow, or closing. Users are encouraged to use a title company or attorney of their choosing.

6. Membership and Billing

Memberships are billed annually unless otherwise stated.

Memberships may be canceled at any time. Access remains active through the end of the billing period. Refunds are not provided for unused time.

Pricing and membership terms may change for future members.

7. User Conduct

Users agree to:

engage respectfully with property owners
inquire only when genuinely interested
refrain from spamming or misrepresentation

Land Pocket Listings reserves the right to suspend or terminate access for misuse of the Platform.

8. Limitation of Liability

Land Pocket Listings is not liable for any losses, damages, or disputes arising from the use of the Platform or from transactions between users.

Use of the Platform is at your own risk.

9. Modifications

We reserve the right to modify these Terms of Use at any time. Continued use of the Platform constitutes acceptance of any changes.
